The mortgage company which has repossessed your home will sell it through an estate agent or via an auction, and you could be liable for the costs involved in this sale. Finally, after 7 weeks somebody is interested and they want to buy your
home – at an average of 5-6% below the asking price
The buyer then arranges a mortgage which (given that most buyers
haven’t done this in advance) will take 5 to 7 weeks more (if everything
goes to plan)
Their solicitors contact your solicitors and the relevant searches and
legal paperwork is done in the meantime
At this point the ‘buyer’ can still pull out – and one in three sales fall
through even at this late stage. What if the buyer is unhappy with the
local search? What if their mortgage falls through? What if they can’t
sell their own home first? There are many external factors over which
you have absolutely no control.
Assuming the buyer is happy with all the legal paperwork and the
mortgage offer is taken, the sale will go through almost three months
after the first contact with the estate agent
You then have a bill of possibly 1.5% to 2% of the house price to pay
the estate agent
You then have to pay the solicitor
And in the meantime, you have still been paying your mortgage

And this is an optimistic scenario.

What if the agent didn’t find a buyer? What if you were required to drop the price to achieve a quick sale? What would you do if you were gazumped? What if your buyer was gazumped? Because of the huge amount of time estate agents take to sell properties, you could leave yourself exposed to all sorts of factors which could seriously affect the progress of your sale.

So – you could go to the estate agent and market your house for it’s ‘market value’. Now deduct the average 6% reduction that buyers get. Now deduct your renovation costs and cleaning costs. Now deduct your estate agents fees and solicitors fees. Now deduct your mortgage costs for the next three months. Add in the stress and the length of time it takes – and suddenly it is not such a good deal after all.
